SMS Terms and Conditions

Effective date: September 7, 2026. These SMS Terms and Conditions govern the Modern Realty Text Messaging program (the "Program") operated by Filipelli Realty Inc., doing business as Modern Realty, a licensed real estate brokerage in Oregon, Washington, and Arizona, from (503) 908-2776.

Program description

The Program is a two-way, conversational text messaging service between Modern Realty and its clients and business contacts. Messages include: replies to questions you text us about buying, selling, leasing, or managing real estate; appointment and showing confirmations; transaction and document-status updates; scheduling; and internal operational reminders sent to the brokerage owner's own phone. The Program does not send marketing or promotional messages. Modern Realty does not engage in affiliate marketing or third-party lead generation, and does not buy, sell, or share consumer contact lists.

Your consent to this Program

By taking any of the following actions you expressly consent to receive text messages from Modern Realty at (503) 908-2776 for the Program described above: (1) texting (503) 908-2776 first; (2) telling a Modern Realty representative during a call or meeting that you want text updates about your transaction; or (3) providing your mobile number on our website contact form and requesting text updates. Your consent applies only to this Program. Consent is not a condition of any purchase or service.

Message frequency

Message frequency varies based on your conversation with us, typically up to 10 messages per month.

Cost

Message and data rates may apply. Check with your wireless carrier for details about your plan.

How to cancel

You can cancel the SMS service at any time. Just text STOP to (503) 908-2776. After you send STOP, we will send you one final SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, text START to (503) 908-2776 and we will start sending SMS messages to you again.

Carriers

Carriers are not liable for delayed or undelivered messages.

Privacy

We do not share, sell, or provide your mobile phone number or messaging consent data to third parties or affiliates for marketing or promotional purposes.

Changes

We may update these terms; the effective date above will change when we do.
