SMS Opt-In: How We Collect Consent to Text You

Program: Modern Realty Text Messaging. Sender: Filipelli Realty Inc., doing business as Modern Realty, a licensed real estate brokerage (Oregon, Washington, Arizona). Number: (503) 908-2776. This page documents exactly how a person gives consent to receive text messages from us, and is published for public verification.

Opt-in method 1 — Text us first (keyword opt-in)

A person opts in by sending any text message to (503) 908-2776, including the keywords START or YES. Sending a message to this number is the consent action. The person immediately receives this confirmation auto-reply:

Modern Realty: You're now subscribed to text updates from (503) 908-2776. Msg frequency varies, up to 10/mo. Msg & data rates may apply. Reply HELP for help, STOP to cancel.

Opt-in method 2 — Verbal consent during a call or meeting

When a client or business contact is on a phone call or in a meeting with a Modern Realty representative, the representative reads this script word for word and waits for a clear "yes":

"May I send you text updates about your transaction from Modern Realty at (503) 908-2776? Message frequency varies, up to 10 messages per month. Message and data rates may apply. You can reply STOP at any time to cancel and HELP for help. Our SMS terms are at modernrealty.house/post/sms-terms-and-conditions and our SMS privacy policy is at modernrealty.house/post/sms-privacy-policy."

If the person says yes, the representative records the consent in our CRM (Follow Up Boss) before any text is sent. The consent note contains: the person's name and mobile number, the date and time, the representative's name, the words "Verbal SMS consent given — script read", and the transaction or matter it relates to. Example of a consent log entry:

SMS CONSENT — 09/08/2026 2:15 PM — Jane Sample, (555) 010-0100 — verbal consent given to Santino Filipelli, script read in full — re: 123 Main St showing updates.

If the person does not clearly say yes, no consent is recorded and no text messages are sent. We do not send text messages to anyone who has not opted in through method 1 or method 2. We do not collect text-message consent through our website.

What we send

Two-way conversational replies to questions you text us; appointment and showing confirmations; transaction and document-status updates; scheduling messages you requested. No marketing or promotional messages are sent from this number.
